Due to our experience managing the renovation of several existing assets, we understand when substantial alteration is relevant and when it is not. We often pursue adaptive reuse for older buildings, including environmental retrofits that comply with LEED standards. Our track record of success in this area has shown that greening existing office buildings is a prudent investment. It improves property performance, both in greater tenant attraction and retention and in reduced operating costs.
Through the course of their careers, our leadership has been directly involved in the delivery of more than five million square feet of new construction including urban high-rises, suburban mid-rises, parking garages, and industrial and retail spaces. We have facilitated zoning changes, brought projects through entitlements, acquired developments in process, and often leased a property before construction started.
URG’s acquisition of Touchstone, NAIOP’s Developer of the Year for 2015, adds a robust and innovative development expertise to our team. Over the years, Touchstone made a huge impact on Seattle. In the most recent cycle, URG and Touchstone together created many great places, including Hilton Garden Inn, Hill7, Tilt49, NorthEdge, and Troy Block. Our objective is to create long term value through real estate development.
